Separately, Miami-Dade requires building recertification at 30 years and every 10 years thereafter — the county moved that from 40 years to 30 by ordinance, so anything you read about a “40-year recertification” is out of date. Single-family homes and duplexes are exempt from both.
One thing that does not apply here: the 25-year inspection trigger is a local option for coastal buildings, and Miami-Dade’s coastal overlay reaches buildings within three miles of the shoreline. Doral is inland. Your building is on the 30-year clock, not the 25-year one.
The bigger squeeze is reserves. Florida now requires a structural integrity reserve study for buildings three habitable stories or higher, covering the roof, structure, plumbing, electrical, waterproofing, windows and exterior doors, plus any deferred item over $25,000. For budgets adopted after December 31, 2024, owner-controlled associations can no longer vote to waive reserves for those items. The law expressly allows associations to fund them by special assessment, line of credit or loan — which is why so many owners have opened a letter this year with a number in it they didn’t expect.
An investor-heavy market and rising insurance costs

Does my Doral condo need a milestone inspection?
If it’s a condo or co-op building of three habitable stories or more, yes — by December 31 of the year the building turns 30, and every 10 years after that. Single-family through four-family dwellings with three or fewer habitable stories are excluded. And because Doral is inland, the 25-year coastal trigger doesn’t reach your building.
